It was moved by Mr. Keith Vandevere, seconded by Mrs. Jacqueline R. Onciano to approve the minutes for May 27, 2010.

D.      SCHEDULED ITEMS:  MINOR SUBDIVISION COMMITTEE

PROJECT PLANNER:  DAN LISTER.  ENVIRONMENTAL STATUS:  EXEMPT - CEQA GUIDELINES SECTION 15305 (a).  PROJECT DESCRIPTION:  COASTAL DEVELOPMENT PERMIT TO ALLOW A LOT LINE ADJUSTMENT BETWEEN TWO LEGAL LOTS OF RECORD:  LOT (1) 1.06 ACRES (ASSESSOR’S PARCEL NUMBER:  129-271-023-000).  AND LOT (2) 99.25 ACRES (ASSESSOR’S PARCEL NUMBER:  129-112-007-000).  THE ADJUSTMENT WILL RESULT IN TWO PARCELS OF 1.14 ACRES (LOT 1) AND 98.45 ACRES (LOT 2).  THE PROJECT IS LOCATED AT 231 TUCKER ROAD IN ROYAL OAKS, NORTH COUNTY COASTAL AREA.  RECOMMENDED ACTION:  APPROVE PROJECT.

 

Mr. John Ford, Project Planner, presented project.

 

Mr. John Ford:  Clarified to the Staff Report the existing house has not been finaled.  Addition to the Conditions of Approval of the Staff Report, Prior to filing the record of survey showing the new property lines that the existing Building Permit shall be finaled.

 

Committee Comment:  None.

 

Steve Morris, Applicant:  accepts the Conditions of Approval.

 

Public Comment:  None.

 

Committee Comment:  Clarification regarding the house to be finaled is Lot No. 1 between Committee and Staff.

 

Mr. John Ford:  Clarified the New Condition No. 6 – All permits pertaining to the existing single family dwelling on Assessor’s Parcel Number 129-271-023-000 must be completed and/or finaled prior to recordation of the record of survey.  The applicant must submit evidence that all permits pertaining to the existing single family dwelling have been completed and/or finaled.  And this must be done prior to the record of survey.

 

Mr. Steve Morris, Applicant, accepts the New Condition of Approval No. 6.

 

It was moved by Mr. Keith Vandevere, seconded by Mr. Jim McPharlin, we find the project categorically exempt per. CEQA guidelines Section 15305(a) and approve the Coastal Development Permit to allow the Lot Line Adjustment between the two legal lots record, with the Condition Matrix that has just been passed out to us on the diaos.

E.       OTHER MATTERS:  Ms. Janna Faulk announced Nikki Silva will be taking over the Subdivision Committee Post for Environmental Health for the next 6 months; this will be Janna Faulk’s last Subdivision Committee Meeting of the year.
